A large plot situated in Pentyrch, Cardiff, with full planning permission for a 4 x bed detached house.

Plot overview

The plot is raised above the level of the footpath and will require leveling in parts; possibly up to a depth of 2 metres at the front of the plot which faces onto Mountain Road.

The plot has been cleared of bramble and scrub willow by the current owner, and there are some areas of Japanese knotweed which have been professionally treated.

The landowner has advised that services are in place. These have not been tested by the Self Build Wales team,  and applicants are advised to make their own enquiries in this regard.

Plot designs for this site

Full planning permission has been granted for a 4 x bed detached property, which can be found on pages 8-9 (Welsh) and 25-26 (English) of the design guide.  

Your home must be built within the ‘build zone’, and the principle elevation must be located on the line indicated on the drawing, as detailed in the Design Guide, page 9 (Welsh) or page 26 (English).  

Your home must not exceed the maximum permissible Gross Internal Area (GIA) of circa 3,000 Sq. Ft. The Gross Internal Area is the area of a building measured to the internal face of the perimeter walls at each floor level.  2-storey height maximum is permitted.

The successful applicant may deviate from the permitted plans on the understanding that they will likely incur greater design consultancy fees, and require greater dialogue with the Local Authority planning department.  A selection of alternative designs have been included in the design guide to provide an example of the design types that may fit on this particular plot.

Application criteria

There are specific criterion applicable to this plot, detailed below, and priority will be given to applicants who meet all, or most, of these requirements:

  • Families seeking adaptable housing 
  • Young adults with additional needs requiring in-house care and support services 
  • Higher energy efficiency proposals  

Performance requirements

  • Applicants are encouraged to implement the highest possible energy efficiencies for their home.  
  • Some current methods of construction are not yet recognised by mortgage providers, and applicants wishing to use non-standard construction methods should check the ability to refinance the self-build development loan with lenders before applying for a plot.

Build duration

  • The dwelling must be completed (and the self-build development loan repaid) within 24 months of the plot purchase. 

Plot boundaries

  • Planning permission states that  a variety of trees, up to a maximum of 3.5 metres in height, are to be planted along the rear boundary of the plot. Hedgerows are to be planted along the length of the right-hand boundary line.   

Additional information

  • Additional car parking is not permissible outside of the spaces approved within the boundaries of the development site.   
  • Storage for waste bins – including general waste, garden waste, food waste and recycling - is to be sensitively integrated into the design of the property, and not kept on the highway.
