What is the Self Build Wales scheme?

If you already own land, building your own home has never been easier than with the Self Build Wales scheme. 

Established by the Welsh Government, the Self Build Wales scheme aims to remove the barriers and uncertainty that prevent people in Wales from building their own homes.  

If you already own land, you may be able to borrow up to 100% of build costs, plus up to 50% of the value of the land to help with making the plot ready for development (subject to land feasibility and financial viability assessments).

Submit information about your land to Self Build Wales and we’ll complete a land feasibility assessment before inviting you to apply for a decision in principle (including soft credit check)

Finalise details

Once your decision in principle is awarded you have up to three months to finalise build designs and costs and confirm your chosen builder and professionals, before submitting your finance application.

This will include personal financial details and how you intend to repay the development loan once your home is built. A full underwriting assessment will be undertaken. If successful, Self Build Wales will make an offer to finance your build costs.

Key criteria

Applicants must ensure the land they wish to build on has suitable planning permission before applying to use the Self Build Wales scheme. For further information on planning processes in Wales, please click here.

Before using the Self Build Wales scheme, applicants must fully explore private sector funding options. This is because we are a government backed scheme and must not compete with mainstream lenders. An independent financial adviser will be able to help with this.
